Rula Homes works to identify sites across the Midlands and North of England for immediate development or for medium to longer-term strategic development, delivering high quality affordable homes.

Our strength lies in the knowledge we have of the locations in which we work, our understanding of local authority requirements and our ability to maximise the value of developments with sustainable construction methods. Rula Homes is a privately owned and funded developer contractor, with immediate access to financial funding and a wealth of experience in delivering a variety of successful developments. 

 

We are highly skilled in creating integrated developments in the North of England and the Midlands with a wide range of tenures and uses. Rula Homes is ideally placed to create affordable housing opportunities for our RP partners, primarily through planning agreements, build to rent housing, estate regeneration, mixed-use schemes and joint ventures.

We’ve built a valuable reputation for delivering residential schemes out of industrial, brownfield and highly restricted land spaces.

With our team of planning consultants, architects and contractors, we’re very experienced in delivering schemes out of assets other developers sometimes fail to get through planning, let alone delivery.

We partner with Rula Developments who like Rula Homes are a privately-owned development company who have worked on developing sites across the UK.

Rula Homes prides itself on a ‘straight forward approach’, using our own resources, experience and market knowledge.

Rula Homes are both privately owned and funded, and we have access to immediate financial resource without the need to introduce 3rd party funds.

We can acquire sites outright or introduce equity to any scheme as required. Rula are working directly for and alongside owner occupiers as well as acting in a development management / joint venture capacity with a variety of parties. With many years of experience the team at Rula can also provide clients with a wealth of estate and asset management advice.

Matt Craven

Construction Director

BEN WARD

Managing Director

As the leading Director of Rula Homes, Matt drives the mission of the business by identifying sites and developing partnerships with local authorities and Registered Providers (RP’s).

As Director Matt will be leading the sourcing of new land acquisitions, introducing land-led opportunities to RP’s while also leading the day-to-day management of Rula Homes.

Matt has significant experience working in partnership on both affordable housing and private housebuilding. Through this experience he is well placed to source new opportunities, form new partnerships and deliver land led solutions to RP’s that meets their needs and requirements.

Matt started his career 25 years ago as a degree qualified QS. His previous roles have developed his exceptional commercial awareness, and his expertise spans the whole development process, from financial appraisal, grant funding, land purchase, planning, through to design, contract management and handover.

As Construction Director Matt is responsible for delivery of all projects, ensuring clients’ budgets and quality expectations are met, whilst also achieving full compliance with latest H&S and Design Regulations targeting accreditation with Safe Contractor in 2023.

Ben, is the founder and Managing Director of both Rula Homes and Rula Developments. He is responsible for sourcing and structuring new acquisitions and joint ventures, while also leading the day-to-day management of the business.

Ben started his career over 20 years ago and latterly worked at Henry Boot Developments Ltd as a main Board Director based in Sheffield. Whilst at Henry Boot Ben oversaw the Markham Vale project and delivered numerous schemes including the 500,000 sq. ft. unit for Great Bear Logistics with a project value of circa £40 million. Ben was responsible for the acquisition and re-development of the former Terry’s Chocolate Works site in York along with 50 acres of development land in Skipton, North Yorkshire.

His expertise spans the whole investment and development process, from funding, purchase and sale, through to design, planning, financial appraisal and leasing.

Ben has significant experience in assembling and successfully delivering investment and development projects in multiple sectors including industrial and office, through to large-scale mixed use and residential.
